Job Description

Makeen Properties is the real estate platform of the Ghobash Group, an established UAE family business with a diversified real estate portfolio across residential, commercial and industrial assets. The platform combines income-generating holdings with active growth initiatives across investments, asset management, development, and property and facilities management. The Senior Investment Analyst — Real Estate is an analytical and commercially focused role supporting the investment function across deal sourcing, feasibility assessment, financial modelling and market intelligence. The role sits within the investments team and works closely with senior leadership to build and maintain a high-quality deal pipeline, prepare rigorous feasibility studies, and produce the analytical outputs that underpin investment decisions. This is a hands-on role requiring strong modelling capability, intellectual curiosity about the UAE real estate market, and the discipline to produce accurate, structured analysis under time pressure.

JOB RESPONSIBILITIES:

  • Deal sourcing and pipeline support: Actively monitor the UAE market for investment opportunities across residential, commercial and industrial segments. Engage with broker networks, developer contacts and market participants to identify and track potential acquisitions, JVs and land opportunities. Maintain a structured pipeline database and provide regular pipeline updates to the General Manager.
  • Feasibility studies: Prepare initial and detailed feasibility assessments on potential opportunities, covering site analysis, product positioning, development cost benchmarking, revenue and absorption projections, and return on cost analysis. Ensure feasibility outputs are clearly structured, assumption-driven and decision-ready.
  • Financial modelling and underwriting: Build and maintain financial models across acquisition, development and joint venture structures, including DCF, IRR, equity multiple, yield on cost, NOI bridges, capex scenarios, lease-up assumptions, exit scenarios, JV waterfalls and sensitivity analysis. Own model integrity and assumption sourcing.
  • Market intelligence and research: Develop and maintain a structured evidence base on UAE sub-markets — pricing trends, rental yields, supply pipeline, absorption rates, transaction comparables and regulatory developments. Produce regular market updates to inform investment screening and strategy.
  • Due diligence support: Support coordination of technical, legal, commercial and financial due diligence workstreams on active transactions, tracking advisor outputs, consolidating findings and flagging material issues to senior team members.
  • Investment Committee material preparation: Support preparation of investment memos, feasibility summaries, approval papers and presentation materials for the General Manager, CFO, Managing Director and Investment Committee.
  • Portfolio monitoring: Assist with ongoing monitoring of the Makeen portfolio, including asset performance tracking, valuation updates and input to capital allocation and recycling decisions.
  • Broker and market relationship management: Maintain active engagement with real estate brokers, valuers, market data providers and developer networks to support deal flow, comparables sourcing and market intelligence.

 

Qualifications

  • Bachelor's degree in Finance, Real Estate, Engineering, Economics or a related quantitative discipline; CFA qualification or active CFA candidacy is strongly preferred. MRICS or equivalent real estate professional qualification is also welcomed.
  • 3–5 years of experience in a real estate investment analyst role. UAE or GCC market exposure preferred. Direct involvement in feasibility studies and financial modelling on real estate transactions is essential.
  • Experience within a developer investment team, real estate private equity firm, family office real estate desk, or institutional asset manager. Exposure to multiple product types (residential, commercial, industrial) and transaction structures (direct acquisitions, JVs, land / development). Experience producing IC-ready investment papers or feasibility reports.
  • Real estate financial modelling (DCF, IRR, equity multiple, JV waterfall, feasibility appraisal, sensitivity analysis); Advanced Excel; clear, structured written communication; ability to source, validate and defend assumptions
  • Familiarity with UAE regulatory frameworks (DLD, RERA, Oqood, Ejari); experience with market data platforms, broker databases and comparables sourcing; Argus, MRI, Yardi or Power BI proficiency.
